Tucked in southern Orange County, Ladera Ranch is a unique planned community. For safety, roundabouts are commonplace, even on smaller intersections. The street widths are narrow, and street medians are attractively landscaped. Even the Sienna Parkways feature blossoming botanicals and verdant plants.
Ladera Ranch offers two variant types of areas, neighborhoods and villages. Residential builders constructed an area that is called a neighborhood. Within Ladera Ranch there are ten neighborhoods per village, and there are nine villages in the town.

-Covenant Hills Village
Most of the villages have clubhouses with a themed architectural style that extends throughout the village. Within the villages there are open areas, playgrounds, parks and pools. Covenant Hills Village is the only gated community. This well-planned community has key-accessed skate and waterpark, a dog park, 18 community parks, green belts, a shopping district known as the Mercantile East Shopping Center and miles of walking trails that extend to Doheny Beach.
The many trails that are interwoven throughout Ladera Ranch truly make the community an outdoor enthusiasts’ paradise. Paved for skating, walking and biking, there are ten miles of trails. The trails lead to within Arroyo Trabuco branch out from Saddleback Mountain and to pathways that connect to public gathering places.
There are many beautiful and unique elements throughout Ladera Ranch. The Old Railway Bridge is the icon of the community. Constructed of old railway ties with a historic look, this pedestrian bridge provides passage between Oak Knoll and other areas of Ladera Ranch. Located in the Town Green, there is a community rose garden with lavender and lemon trees. Charming benches and gazebos provide a comfortable respite. The Sienna Botanica is a picturesque stream that flows throughout the community and functions as a natural filter for water runoff.
Conveniently, located, Ladera Ranch is close to the area’s most pristine beaches, designer shopping and entertainment venues. Locals enjoy the sparkling beaches at Newport Beach, Huntington Beach, Sunset Beach, Laguna Beach and Corona Del Mar. With miles of sandy coastline, snorkeling, scuba diving, fishing, swimming and jet surfing are just a few of the watersports the locals enjoy in the blue skies and sub-tropical year round temperatures.
Ladera Ranch is also less than a half hour from Knott’s Berry Farm and the Santa Ana Zoo. Knott’s Berry Farm is a day of outdoor adventure for all ages. With thrill-seeker rides, splashing waterparks, family rides, unique shopping and live shows, there’s something for everyone. Visitors can enjoy the entertaining performances by costumed Aztec and Native American musicians and dancers on the Indian Trails stage. Shoppers can take home unique souvenirs at the Old Ghost Town Shops. Daredevils can get a thrill on the Western Roller Coaster that had deep plunges at high speeds.
A day at the Santa Ana Zoo is a wildlife excursion for the entire family. Surrounded by the Pampas Grasslands of South America, visitors are surrounded by tropical and native plants and water while viewing the Rheas, Guanacos and Anteaters. Patrons can take the Zoofari Express to view the zoo’s open grounds and exotic animals. Amazon’s Edge exhibits a Brazilian jungle experience with its howler monkeys, crested screamers and striped tigers.
Residents of Ladera Ranch enjoy the highly-acclaimed schools of the Capistrano Unified School District.
